Which garage doors are better – Clopay or Overhead Door Corp (comparing Clopay to Overhead Model 521)?

Chamberlain 3/4 hp Whisper drive garage opener problem

Is there something wrong with my opener set up? The rail seems to flex towards the end. This has been installed for 4 years and the gears inside the motor just stripped out. I replaced the motor and am trying to make adjustments. I do not know where the adjustment is to correct this belt rail flex. I tried adjusting the length of the arm connecting the trolley to the door. Need some help!

Noisy garage door – could it be the rollers? and which is better, plastic or metal?

Garage door making LOUD squeaky noises and sometimes jerking a tad when lifting up. Had service come out once and the tech tried to sell me $300 metal rollers – said they were better and that the current plastic rollers could be hazardous(???). He was rather pushy so I got the feeling he just wanted to make a sale. Anyway, after he did general maintenance the door was fine for a few months and now acting up again. Wondering if I should really fork out the $$ for the metal rollers? Thanks for your comments.

Things to Think About When Choosing Garage Doors

Anyone who has bought new garage doors will know that the task is not as straightforward as many would assume it to be. Here, we consider some of the major decisions you need to make when choosing garage doors.

Do you Roller Door or Up-and-Over Door? Firstly, and most obviously, you need to decide upon the type of garage door you require. There are various types, but most fall into one of two major categories, roller garage doors, and up-and-over garage doors (also referred to as tilt-up doors).

Each type of door has its own merits.

An up-and-over door is more cost-effective, yet takes a little more effort to open and close. These have a single pivot and so the door needs lifting and guiding manually along the pivot points.

Roller garage doors come in sections, with each part hinged to the adjoining sections. These doors simply need lifting a little and then open and close mechanically, each section triggers the movement of the adjoining sections. Because these doors roll up, they also take up less space, thus allowing more space within the garage. They also have a higher mounting, so if your car is fairly high, this style of door is probably the better option.

Materials All garage doors, regardless of the particular style, come in a variety of different materials, although they generally come in steel, aluminium, or wood. There are several considerations to bear in mind when choosing the material.

Firstly, from an aesthetic point of view, you need to select a material that suits the style of the overall property. If you are unsure about how to match the doors with the property, seek the help of a professional garage door fitters (a link is provided at the bottom of the page), alternatively, stick to wood, because this is a classic type of material, it tends to suit most styles of property. However, it is important to ensure that wooden doors have adequate protection from the elements, as they may warp with excessive heat or damp.

If you need a high security door, with little risk of warping, then steel is the superior option. Although steel doors tend to cost more, they also tend to last longer and maintain their integrity better. Again, make sure that the doors have adequate protection, and opt for galvanised steel.

Maintenance Both Up-and-over garage doors and Roller garage doors need regular maintenance checks to ensure that they continue to work to their optimal capacity, and that they maintain a decent level of integrity. This means lubricating and cleaning mechanical parts on a regular basis.

You should make sure that not only the doors function correctly, but it is equally important that they keep their looks too. Attractive garage doors add value to the property, so keeping doors in a good state is essential.

Door Choices: What Doors Are Available for My Commercial Building?

Choosing the right doors for commercial facilities depends on a unique set of considerations that is very different from that of residential structures. These doors must not only satisfy safety and design considerations, but they also must comply with local building codes and Americans with Disabilities Act (ADA) requirements. Commercial Minneapolis construction projects also need to fulfill the National Fire Protection Association (NFPA) fire safety standards. Other factors to be considered include insulation properties, maintenance and installation requirements and the lead-time of the material.

Swing and Revolving Doors

Depending on the specific design requirements, Minneapolis commercial contractors generally choose one of four main types of doors. The most common is the swing door. These doors are hung on hinges or pivots opening toward the exterior of the building. In the event of an emergency, this makes it easier for the occupants by allowing them to push the door open rather than having to pull it toward them to open it.

Minneapolis construction projects that require a higher level of security, such as a bank or a large office building, will generally opt for revolving doors. Revolving doors are made of two or more intersecting panels that hang on a center shaft, and rotate around a vertical axis within a round enclosure when activated either manually or by some electronic means.

These doors are excellent security devices as the spacing between the doors can be varied to allow single-person entry and prevent “tailgating.” Certain commercial establishments use revolving doors that are designed with a sensor-activated brake for one-way traffic. Common examples include airports exits that prevent a person from bypassing airport security checkpoints.

Sliding and Overhead Doors

The third type of doors often seen in commercial construction is the sliding door. A sliding door is mounted on a track and opens horizontally by sliding. Sliding glass doors are popular choices for entrances to commercial structures. Minneapolis commercial contractors recommend sliding doors for locations where space is an issue, and it is important that the door not obstruct the width of a hallway.

Finally, there are overhead doors. Similar to garage doors, they are primarily used on vehicle maintenance facilities and loading docks. Sliding doors open vertically, rolling on tracks into an overhead position.

Other Considerations

Once the type of door is chosen, the next considerations are materials and hardware. The hardware for commercial doors differs from those meant for residential use. Minneapolis commercial contractors customarily use heavy-duty Grade 1 or Grade 2 hardware, which can withstand higher levels of abuse, on commercial doors.

The exterior skins of commercial doors are made from heavier or higher graded materials, with steel being the most common. Steel doors combine strength and security in a relatively cost-effective package. Glass and aluminum openings are also common, though they are primarily used for their appearance, as they are more vulnerable than steel. Other more expensive options include fiberglass doors that can last years with little or no maintenance.

To conclude, a number of decorative finishes are also available for commercial doors based on the material and application. While steel doors are typically primed and painted, fiberglass doors come in certain basic colors that will last for years with a little care. A Minneapolis commercial contractor will be able to help you make the right choice for the doors for your commercial building.

Cat Doors – Are They In Your Future?

Why would you ever consider an automatic garage door opener? They may be exceedingly handy particularly while it’s snowing or raining hard and you have to open up the garage door except you actually don’t desire to get wet.

In conditions something like this, an automatic garage door opener genuinely is one of the coolest things you can have. Reason why is you could essentially just click a button within your vehicle and immediately your door begins opening. After you’ve entered your garage you’ll be able to click that very same button within your door closed even prior to a get out of your car.

Really in my opinion it doesn’t get any better than that. In fact though the troubles started when you begin considering your kind of garage, garage door and automatic garage door opener units. Installation might not appear very clear-cut. If push comes to shove, it isn’t a bad thought to bring in a specialist who knows the best way to do it for you.

I have set up 4 different garage door openers to date. Three for myself and one for a friend. Each set up had its problems but with careful preparation all went successfully. If you’re interested in installing your own automatic garage door opener I’ve got some points for you today.

You need to make sure that the garage door you have can in all probability accommodate a garage door opener. Things to look at here are the style of the door, the weight balance and items which may get in the way of installing an automatic garage door opener.

If your garage doors hinged from the side you could be out of luck. I personally don’t know how to put in one in this type of door. From my know-how I discovered that an automatic garage door opener ought to be installed on the door that is lifted up and it will hinge into the roof.

The next thing is I stated is the real weight balance of the door. You will discover that the door will in general weigh anywhere from about twenty kg to approximately a hundred kilograms. The garage door weight will be dependent upon the materials used to make it. You will generally have a spring that reduces the weight of the door and this is the weight balance that I mentioned. An automatic garage door opener just won’t work if the garage door is just too heavy.

The good news is for those who have a door correctly weight balanced then it is a nonissue. If you don’t have a counter spring or the spring is not working as it should be you do need to bring in an expert to repair this. One thing I always will hire someone else to do is to either repair or install a new spring. You can easily get hurt if you are trying to adjust the spring if you are not sure what you’re doing. Remember that the spring has plenty of pressure.

The final thing is to actually see what is in the way of the opener. For example, the last automatic garage door opener that I installed was for a friend. They had a shelving unit within inches mounted above the door. I had to change the shelving unit to make space for that rail system which was used by the garage door opener. To be honest with you, but the shelf of any closer it would have to be removed.

Another thing that can cause you troubles is you do not have a good firm woodframe to attach the garage door rail too. You see, when the garage doors being opened the automatic garage door rail will be pushing against this spot. This is generally not a problem unless the specific garage door wasn’t framed in properly. If you do find that is an issue then you’ve bigger problems to worry about.

If you’ve gotten this far, congratulations you might be able to start searching for a good automatic garage door opener. I’ve found the run-of-the-mill units tend to be superior than the more expensive openers. I’ve had significantly better luck with cheaper units than costlier ones.

In the house I live currently in, I had to install 2 openers. One was a pricier unit was on sale and the other was a less expensive unit. The expense one lasted just about 4 years and died. Yet one which was the cheaper unit is still running after several years of service.
